A professional gutter clean typically costs about £50 to £120 for a small terraced house, £100 to £150 for a semi-detached house and £130 to £165 for a detached house, according to national cost guides. Three-storey homes and hard-to-reach roofs cost more.

Tip: contractors can quote more accurately when they know more. Add which side of the house is affected, what you've noticed and anything that could make access tricky, such as a conservatory or a steep drive.
What are typical gutter cleaning prices by house type?
Typical gutter cleaning prices rise with the length of gutter and the height of the house. Checkatrade's UK cost guide, updated in May 2026, gives these averages, before any VAT:
| Property | Typical gutter length | Typical price |
|---|---|---|
| Small terraced house | about 5m | £50 to £120 |
| Semi-detached house | about 15m | £100 to £150 |
| Detached four-bedroom house | about 20m | £130 to £165 |
| Three-storey townhouse | about 15m | £165 to £300 |
Jobs that need scaffolding or a cherry picker are quoted individually. Prices in Blackburn can sit above or below these averages, so treat them as a guide and compare real quotes.
What affects the price of a gutter clean?
The main things that affect the price are:
- Length of gutter. A detached house has more gutter than a mid-terrace, and bay windows, porches and extensions add more.
- Height. Gutters above two storeys need longer vacuum poles or a platform, which takes more time and kit.
- Access. Conservatories, steep drives and narrow back streets can make it harder to reach the gutters.
- How blocked they are. Gutters left for years, with plants growing in them, take longer to clear.
- Extras. Downpipe unblocking, fascia and soffit washing and before-and-after photos may be priced separately.
Do neighbours on a terrace get a better price?
Neighbours on a terrace can sometimes get a better price by booking together, because the contractor sets up once and works along the row. It also makes sense practically: on a shared gutter run, clearing one house while the next stays blocked doesn't fully solve the problem. Ask contractors whether they offer a rate for several houses on the same street.
Is the cheapest quote the best value?
The cheapest quote isn't always the best value. Check that it covers all the gutters, including back extensions, and that downpipes are tested. Ask whether waste is taken away and whether you'll get photos showing the gutters are clear. A contractor who also points out loose brackets or leaking joints can save you money later.
How can you get an accurate price?
You can get an accurate price by describing your home and the gutters' condition when you request quotes. Contractors may ask for photos or want to see the house first.
